What expenses can I claim?

Letting agent fees, repairs and maintenance, insurance, ground rent and service charges, replacing furnishings, accountancy fees and more. Improvements, such as an extension, aren't claimed against rent but reduce your gain when you sell.

I own a property jointly with my spouse. How is it taxed?

Usually 50/50, even if you own it in unequal shares. If your ownership is unequal, you can elect to be taxed on your actual shares. We'll check which is better for you.

I rent out a room in my home. Do I pay tax?

Rent a Room relief lets you earn up to £7,500 a year tax-free from letting a furnished room in your own home.
